Paver driveways in Ormond Beach

Quick answer

Ormond Beach's driveway checklist, marked as of February 2026, requires a stormwater application when new impervious area is added, and a drainage plan when that new area exceeds 1,000 square feet. The survey has to show dimensions, setbacks, and the material, including pavers. West of I-95, many associations add their own written approval. Daytona Pavers matches you with an independent installer and is not the contractor.

The February 2026 list, item by item

The City of Ormond Beach Building Department published a one-page driveway permit checklist headed 'As of February 2026.' It asks for five things: a building permit application; an owner disclosure statement if it applies; a notice of commencement if it applies; a stormwater management application if new impervious square footage is being added, with a drainage plan when that impervious area is over 1,000 square feet; and a survey showing the proposed driveway, its dimensions, its setbacks, and the type of material. The material examples printed on the sheet are concrete, asphalt, or pavers.

That is a driveway submittal, not a general essay about hardscape. If your project is only a pool deck, do not assume this page's checklist is the deck's checklist. Ask the building department. If the project is a driveway, the list above is the city's list as it stood on the sheet checked November 1, 2026. Ordinances and checklists get replaced. If the header date moves past February 2026, read the new header before you rely on this summary.

Why 1,000 square feet changes the packet

Adding any new impervious area triggers the stormwater application, on the words of the checklist. Crossing 1,000 square feet of that new area adds a drainage plan. A replacement that sits on the old footprint may not be 'new' area. A widening, a turnaround, or a walk that was grass yesterday is new area. Total it on the survey before you apply. A pretty sketch that hides the number is how the file comes back.

The drainage plan is about where water goes, not about which paver brand you like. Ormond lots west of I-95 can be long, and a new 1,200 square foot motor court is easy to draw. Beachside lots are shorter, and a small pad plus a new walk can still matter if you are already near a swale. The checklist does not publish a pipe size or a pond volume. It tells you when the plan is required. The engineer or the city reviewer fills in the method.

City line versus the county line north of town

Beachside mail often shares 32176 with Ormond-by-the-Sea, which is unincorporated. The February 2026 checklist does not govern that unincorporated stretch. North of the city, a paver apron uses the county use permit, a recorded owner hold harmless, and a competency card. Write the city or the county on the survey before two offices get two half-finished files. The Ormond-by-the-Sea sealing page is about salt and an existing field, not about this driveway checklist.

West of I-95, Plantation Bay, Hunter's Ridge, Breakaway Trails, and Halifax Plantation are not one association. Plantation Bay has a page because one recorded townhome declaration was read. It is not a rulebook for the other names on this sentence. Get the letter your section actually issues, then attach it to the city file if the city asks. The city checklist itself does not print an association line. Silence on the city sheet is not silence from your covenants.

Money, with the drainage plan left visible

Angi's 2026 standard band is $10 to $18 per square foot. One thousand square feet, the same threshold that adds a drainage plan, is $10,000 to $18,000 on that band, or $10,000 to $30,000 on the $10 to $30 table, before haul-away and before anyone draws the drainage plan. The plan is a professional fee on top. Do not let a per-foot paver number pretend it includes the engineer.

A short beachside drive can price above the low end of the band because the crew, the saw, and the dumpster do not scale down. A long west-side drive can price inside the band and still surprise you when the drainage plan adds days. Use the calculator for the paver area only. Add stormwater as a blank line until a real number exists. There is no public Volusia average to put in that blank.

Material line on the survey

The checklist wants the material named: concrete, asphalt, or pavers. 'Hardscape' is not on the sheet. If you are comparing a broom-finish slab with pavers, you are comparing two applications, not two colors. Angi's 2026 concrete driveway article puts broom finish around $8 to $12 per square foot and stamped around $12 to $18, inside an overall concrete range of $8 to $20. A stamped slab can cost as much as a standard paver drive and still crack through the pattern. The comparison guide lines the bands up. Your survey still has to pick one material.

Checklist

  1. Confirm the house is inside Ormond Beach, not Ormond-by-the-Sea.
  2. Total new impervious area. At or under 1,000 square feet is a different packet from over 1,000.
  3. Put pavers, concrete, or asphalt on the survey in those words.
  4. Show dimensions and setbacks, not only a photo.
  5. Add the notice of commencement and the owner disclosure when they apply. The sheet says 'if applicable,' so ask.
  6. If an association exists, get its letter even though the city checklist does not print that line.
  7. Keep the drainage-plan fee out of the paver per-foot math until you have the fee.

Daytona Pavers will introduce an independent installer if you want a quote. We do not draw the drainage plan and we do not submit the February 2026 checklist for you.

Ormond Beach driveway questions

When does Ormond Beach want a drainage plan for a driveway?

The checklist marked as of February 2026 says a stormwater application is required when new impervious area is added, and impervious area over 1,000 square feet also needs a drainage plan.

Does the survey have to say pavers?

It has to show the type of material. The sheet's examples are concrete, asphalt, or pavers. Write the one you are building.

Does this checklist cover Ormond-by-the-Sea?

No. That community is unincorporated Volusia and uses the county use permit. The February 2026 sheet is the city's.

What if my HOA and the city disagree?

You need the stricter of the two for your lot. The city checklist does not cancel covenants. Plantation Bay's recorded townhome rules are on a separate page and do not automatically cover every west-side neighborhood.

How much is 1,000 square feet on the national band?

Angi's 2026 standard band of $10 to $18 is $10,000 to $18,000. The wide table is $10,000 to $30,000. Haul-away and a drainage plan are extra. Last checked November 1, 2026. Not a quote.

Do you pull the Ormond Beach permit?

No. Daytona Pavers is not the contractor. An independent installer can include permit handling in their quote. You should still see it as a line.
