Do not pretend the driveway checklist is a deck permit
The sheet is titled Driveway Permit. Its header says City of Ormond Beach Building Department, as of February 2026. The stormwater sentence sits inside that driveway list: a stormwater management application if new impervious square footage is being added, and a drainage plan when impervious area is over 1,000 square feet. A pool deck is not one of the five numbered items. Copying the sentence onto a deck without asking the building department is how a homeowner cites the wrong form.
The useful local fact is that this city already thinks in impervious square feet, and it already named 1,000 square feet as a drainage-plan threshold on driveways. A new deck of 400 square feet and a new deck of 1,400 square feet are different conversations in that mindset. Call the building department and ask which application a pool deck uses, and whether added deck area trips the same stormwater file. Write down the name of the form they give you. This page will not invent that form's title.
What still belongs in the quote either way
Water has to leave the deck without entering the house or the neighbor's lot. A cage footer, a skimmer lid, and the door threshold are the three things installers bury by accident. Beachside Ormond, along A1A and Granada, has salt and small side yards. West of I-95, the lots are longer and the associations are stricter about color. Plantation Bay's Prestwick townhome declaration, on its own page, forbids staining or painting drives and requires written approval before improvements. A pool deck in that section is an improvement under the article that was read. Other west-side communities were not given that article. Ask yours.
HomeAdvisor prices installed travertine at $15 to $27 per square foot, $9,000 to $16,200 for 600 square feet on its table, before removal that can reach $3,700. HomeGuide's around-the-pool paver band is $12 to $25. Last checked November 1, 2026. A drainage plan, if the city requires one, is not inside those bands. Cage labor for wheelbarrow access is not inside them either. The pool deck cost guide keeps the national tables in one place.
| Question | Honest answer on November 1, 2026 |
|---|---|
| Does the February 2026 driveway checklist name pool decks? | No. It is a driveway list. |
| Does that list show the city cares about new impervious area? | Yes. Stormwater application when area is added. Drainage plan over 1,000 square feet. |
| Should a deck owner ignore that threshold? | No. Ask whether the deck permit uses it. |
| Does an HOA letter replace the city? | No. West-side covenants are additional. |
Heat and salt on the two sides of the city
A deck people walk barefoot wants a light, textured surface. Travertine is the stone homeowners ask about because it tends to feel less harsh than a dark concrete unit. It still gets hot. A honed, shiny finish is a slip risk with wet feet and sunscreen. Salt east of the river attacks cheap metal edges and can haze a film-forming sealer. Inland decks fail more often from irrigation rust and mildew under oaks than from salt. Tell the installer which side of I-95 the house is on. A single countywide sealer recommendation is lazy.
If you are comparing a new deck with pavers set over the old concrete, read the overlay guide. The old slab has to be sound and has to keep sloping away from the house after the added thickness. Raising the surface into the door track is a leak, not a luxury detail. None of that overlay test answers the city's impervious question. Ask it separately.
Associations are not interchangeable
Hunter's Ridge, Breakaway Trails, Halifax Plantation, and Plantation Bay do not share a palette. This site read one Prestwick townhome declaration and stopped. If your section's criteria are behind a login, the installer cannot guess them from a street photo. Submit the sample the committee names. A city permit that says pavers are fine does not override a written denial from the association, and a friendly email from a neighbor is not the committee.
Checklist
- Ask Ormond Beach which permit a pool deck uses. Do not file the driveway checklist unless they tell you to.
- Ask whether new deck area over 1,000 square feet needs a drainage plan. Write down the answer and the date.
- Separate beachside salt from a west-side association color.
- If you are in Prestwick at Plantation Bay, get the written ARC approval that declaration requires. Other sections: open their documents.
- Price travertine and concrete pavers from the published bands, then add cage access and any drainage plan as blank lines.
- Keep the new surface below the door and sloped off the house.
- Confirm the February 2026 header has not been replaced.

Ormond Beach pool deck questions
Does the February 2026 driveway checklist apply to pool decks?
The sheet is titled as a driveway permit and does not name pool decks. It does show a stormwater trigger for new impervious area and a drainage plan over 1,000 square feet. Ask the building department whether a deck uses that trigger.
What should I budget for the surface itself?
HomeAdvisor's 600 square foot travertine table is $9,000 to $16,200 before removal. HomeGuide's pool-paver band is $12 to $25 per square foot. Last checked November 1, 2026. Not a quote.
Do west-side HOAs control the color?
Many do. Plantation Bay's Prestwick section has a written-approval rule this site read. Other communities need their own documents. The city checklist does not replace them.
Is beachside Ormond a different deck?
The lots are tighter and the salt load is higher. Edges and sealers change. The permit desk is still Ormond Beach if the parcel is inside the city, not the county desk used in Ormond-by-the-Sea.
Can the deck go over old concrete?
Only when the slab is sound, the door still clears, and the slope still works. Added thickness that dams the threshold is a problem. Ask the city if the overlay counts as new area.
Will you pull the permit?
No. We introduce an independent installer. Permit handling is a line on their quote, not a service we perform.
