Pool deck pavers in New Smyrna Beach

Quick answer

New Smyrna Beach's lot sheet counts patios and walks as impervious and caps total cover, including the house, at 60 percent. A larger pool deck can fail that math before it fails a color choice. In Venetian Bay, the August 30, 2022 rules also limit screen cages and require paver colors that blend. Beachside salt is a third constraint. Daytona Pavers matches you with an independent installer and does not build the deck.

The deck is square footage on the lot sheet

New Smyrna Beach's residential lot-calculation sheet treats driveways, sidewalks, and patios as impervious. Building coverage alone stops at 40 percent of the lot. Total impervious coverage, house included, stops at 60 percent. A pool deck is a patio in that arithmetic even when the catalog calls it a deck. Added impervious area is tied to additional stormwater storage on the sheet. Confirm your zoning district still uses this sheet. This page is not a claim that every overlay is identical.

Do the subtraction on your survey. Take the lot area, take 60 percent, subtract the house, the existing drive, and the walks, and see what remains for the deck. The permit row links the sheet. The permeable guide explains why a permeable brand is not automatic free area. Ask the city how it counts the product you want before you use it to squeeze under the cap.

Venetian Bay cages and colors

If the pool is in Venetian Bay, the Design Review Committee rules revised August 30, 2022 are a second filter. Driveways and, by the color sentence, pavers must blend with the neighborhood palette. Paint and stain that change the natural concrete color are forbidden on drives. Screen frames must be white or bronze. Screen cloth must be charcoal or black. The enclosure stays at least five feet off the rear property line. Solid material stops above four feet. Metal roofs and sunrooms are not permitted. A deck that leaves no legal place for a cage is a deck the committee can refuse as inharmonious. Read the Venetian Bay page before you treat a beachside cottage rule as the golf-course rule.

The guidelines say that in most cases the City of New Smyrna Beach issues a permit after the committee approves. Association paper is not the permit. The permit is not the association paper. Several PUDs exist inside Venetian Bay, so a neighbor's cage is not your approval.

Heat, salt, and the peninsula

Beachside streets, often mailed as 32169, take salt and wind-driven rain that a mainland Venetian Bay lot, often 32168, mostly does not. Metal edges that are fine inland can streak. A thick glossy sealer can turn slick when spray and pool water hit it together. Rinse salt when a storm coats the surface. Light colors stay more walkable at midafternoon than charcoal, and they still will not feel cool in August. No unit stays comfortable under a west sun at 3 p.m.

HomeAdvisor's installed travertine band, updated June 19, 2026, is $15 to $27 per square foot. Its 600 square foot table is $9,000 to $16,200 before the old concrete comes out. HomeGuide prices pavers around a pool at $12 to $25 per square foot. Removal of an existing patio can reach $3,700 on the HomeAdvisor page and is not a per-foot rate. Last checked November 1, 2026. None of those figures is a New Smyrna Beach quote. Coping, deck drains, and cage-footer cuts are extra lines.

New Smyrna Beach pool deck constraints that are easy to price as one number and should not be.

60 percent total impervious, 40 percent buildingSubtract house, drive, and walks before you size the deck
Venetian Bay palette and cage limitsWritten committee approval, then the city permit in most cases
Beachside saltEdges that will not rust, a sealer you can walk wet

Pitch water away from the house and away from the pool. A new surface that sits proud of a sliding door is a flood path in a peninsula storm, not a finish detail. Do not bury a skimmer, an overflow line, or a cage footer. Material often comes through a side gate in a wheelbarrow because a pallet will not fit. Say that on the form so the quote includes the carry.

Overlaying pavers on an old slab is reasonable only when the slab is sound, still clears the door, and still slopes the right way. The overlay guide walks through that test. It does not waive the 60 percent sheet if the overlay's footprint grows, and it does not waive Venetian Bay if that is your neighborhood.

Checklist

  1. Fill out the lot sheet with the existing house, drive, walks, and the proposed deck.
  2. Ask whether your product counts as impervious. Do not assume permeable means exempt.
  3. If you are in Venetian Bay, submit color and the cage limits from the August 30, 2022 rules, and confirm nothing newer replaced them.
  4. Keep beachside salt notes separate from a mainland color note.
  5. Price travertine from the HomeAdvisor table and concrete pool pavers from the HomeGuide band, then wait for a site quote.
  6. Tell the installer about the cage gate, the door threshold, and where rain goes today.
  7. Get the city permit the guidelines say is required in most cases after committee approval.

Daytona Pavers introduces an independent installer. We do not pour decks, we do not sit on the Design Review Committee, and we have no New Smyrna Beach project list to imply.

New Smyrna Beach pool deck questions

Does a pool deck count toward New Smyrna Beach's 60 percent cap?

The lot sheet counts patios, walks, and driveways as impervious. Total cover, including the building, cannot exceed 60 percent. A deck is part of that total unless the city tells you your product is counted differently.

What does Venetian Bay add?

The August 30, 2022 rules require blending paver colors, white or bronze cage frames, charcoal or black screen, a five-foot rear setback, and no metal roof. In most cases the city permit follows committee approval.

Which surface stays cooler?

Travertine and light concrete units are the usual barefoot choices. HomeAdvisor prices installed travertine at $15 to $27 per square foot. Nothing stays truly cool in a July afternoon. Last checked November 1, 2026.

Is beachside different from Venetian Bay?

Yes. Beachside salt and flood thresholds are a peninsula problem. Venetian Bay is a committee and palette problem on the mainland side. A house can be one or the other. Say which.

Can pavers go over the old concrete deck?

Only if the slab is sound, clears the door, and still drains. Growth in the footprint still faces the lot sheet. Read the overlay guide and ask the city.

Are you the pool deck installer?

No. Daytona Pavers matches you with an independent installer at no charge to you. The contract is between you and that installer.

Request a New Smyrna Beach pool deck quote

Daytona Pavers is a free service that connects homeowners with local, independent paver installers. It is not itself the contractor. Your request is shared with a local installer so they can contact you with a quote.

Tell us about the project. We pass the request to a local, independent installer. You do not pay Daytona Pavers for the introduction, and you decide whether to hire anyone.

A budget range is optional. It is a planning hint, not a promise. Read how we handle this information on the privacy page.
