Pavers at Cypress Head in Port Orange

Quick answer

Cypress Head's own site places the subdivision in the southwest corner of Port Orange. Its August 2022 driveway guidelines say current rules allow only concrete or paver driveways, with grey concrete or an ARC-approved paver color, and that painting is not allowed except a grandfathered list. The ARC meets at 5:00 p.m. on the first Thursday at the clubhouse. After that approval, Port Orange or Volusia County may still require a permit. Daytona Pavers has not worked here.

The association says this is Port Orange

The Cypress Head Master Homeowners Association site describes a single-family subdivision in the southwest corner of Port Orange, with a golf course and preservation land, a clubhouse, a pool, and tennis courts. The clubhouse address published on that site is on Palm Vista Street in Port Orange. After an ARC approval, the same site says changes are subject to the requirements of Port Orange and/or Volusia County, and that a required permit copy goes back to the committee. Wikidata item Q985301 is the city. Your parcel still decides whether a sliver of the subdivision was ever left outside the city. Check it.

The site also shows that The Lakes and the Golf Villas are managed separately from the master association. A rule on the master ARC page may not be the only board you answer to. Ask which association covers your lot before you file. This page does not name directors or committee members. Those lists change, and a personal name is not a standard.

What the August 2022 driveway guidelines say

The guidelines for driveway resurfacing and staining, revised August 2022, say current covenants and ARC guidelines allow only concrete or paver driveways. Colors are limited to grey concrete or an ARC-approved color of paver stone. Painting is not allowed, except a grandfathered list, and only in Sherwin Williams Gull Gray HC132, Sherwin Williams Cemented Deal HC141, or their equivalent. The sheet says the paver driveway guidelines dated September 17, 2013 remain in effect. That 2013 file, as posted now, is a scan this project could not read as text. Do not treat this page as a quotation of the 2013 pattern rules. Ask the ARC for that sheet and follow it.

The 2022 sheet defines driveway as the whole paved area from the garage entrance to the street. It does not include other sections of sidewalk at the front or side of the house. A stain, if it is even eligible, has to be a solid pattern with no diamond, geometric, or free-form inserts, in the same grey or tan family as the grandfathered paints, with a contractor warranty of at least three years against peeling, chipping, or cracking. Textured coatings need ARC approval of color and pattern, limited to grey or tan and to a knock-down or swirl, with a five-year warranty against peeling, cracking, or chipping. Nothing from that work goes into a storm sewer. Those coating rules are not permission to skip a paver application. A new paver field is the paver path, and the 2013 sheet is the one this page could not quote.

The meeting, then the city

The association site says the Architectural Review Committee meets at 5:00 p.m. on the first Thursday of each month at the clubhouse. It publishes application, procedure, inspection, and deposit forms. It also says that after approval, Port Orange and/or Volusia County requirements still apply, and a permit copy is submitted to the committee if a permit is required. Get the written approval letter before you replant or rebuild. A 2026 freeze notice on the site even waived applications for removing freeze-killed plants, then required an application again before replanting. That notice is about plants, and it shows the committee distinguishes removal from the next step. Do not generalize it into a waiver for paving.

If the driveway flare enters the Port Orange public strip, the city's right-of-way application is a second file. The processing fee on that application is $75. The paver apron detail calls for 6 inches of limerock at LBR 100 or crushed concrete at LBR 130, compacted to 98 percent of a modified Proctor, and only where the subgrade is at least 6 inches above the seasonal high water table. Otherwise the note calls for soil cement. Concrete is allowed regardless of the water table. Meters move at least 36 inches outside the drive. The owner maintains the ribbon curb and the pavers. The city's landscaping handout also asks for an association letter when an association exists. Your ARC letter is that kind of attachment. It is not a substitute for the fee or the base note. Details are on the Port Orange permit row.

Lot shape and the water table under the apron

The guidelines' definition is the shape fact this page will stand on: the driveway is the paved run from the garage to the street. Golf-course lots and interior lots will not share a length. No width table was on the pages that were read, so none is invented. Measure from the garage door to the back of the curb or the sidewalk, then add only the flare the city detail allows in the right of way.

The water-table sentence is an apron sentence. It changes which base the city will accept in the public strip. It is not a published recipe for a backyard patio. A low lot can still make a wet subgrade under the private drive. Ask the installer what they will do if the hole fills, and do not let them place the dry-ground limerock detail in a wet swale just because a neighbor's higher lot used it. Angi's 2026 national standard band is $10 to $18 per square foot, about $7,000 to $12,600 for 700 square feet before haul-away. Last checked November 1, 2026. That is not a Cypress Head quote. Soil cement or a concrete apron, if the water table forces it, is a separate line.

Checklist

  1. Confirm the lot is in Port Orange, and confirm which association (master, Lakes, or Villas) must sign.
  2. Submit the ARC application before work. Meetings are described as the first Thursday at 5:00 p.m. Confirm the month's date.
  3. Stay with concrete or pavers. Do not propose paint unless your house is on the grandfathered list and the color is one of the two named mixes or an equivalent the ARC accepts.
  4. Ask for the September 17, 2013 paver guidelines in a form you can read. This page does not summarize them.
  5. If the flare enters the public strip, file the Port Orange right-of-way application, pay the $75 fee, and match the base to the water-table note.
  6. Send the city permit copy back to the ARC if the association's after-approval note still requires it.
  7. Price base and haul-away as their own lines. The national per-foot band does not include a wet-apron swap to soil cement.

Woodhaven is a different Port Orange community. Its guidelines were not tied, in a document this project could read, to a verified architectural standard for that neighborhood, so this page does not borrow them. Daytona Pavers matches you with an independent installer. It is not the Cypress Head association and it claims no past work on these streets.

Questions about pavers at Cypress Head

Is Cypress Head in Port Orange?

The association's website says the subdivision is in the southwest corner of Port Orange and publishes a Port Orange clubhouse address. Confirm the parcel anyway. After ARC approval, the site says Port Orange and/or Volusia County requirements still apply.

Are paver driveways allowed?

The August 2022 guidelines say current rules allow only concrete or paver driveways, in grey concrete or an ARC-approved paver color. The September 17, 2013 paver sheet is still in effect and was not quoted here because it could not be read as text.

Can I paint the driveway grey instead?

Painting is not allowed except a grandfathered list, and only in Gull Gray HC132, Cemented Deal HC141, or an equivalent. A new paint job on a house that is not on that list conflicts with the sheet that was read.

When does the ARC meet?

The association site says 5:00 p.m. on the first Thursday of the month at the clubhouse. Confirm the current month. A posted schedule can move.

Does the $75 city fee apply to the whole driveway?

The $75 figure is the city's right-of-way application fee, for work in the public strip, not a fee for pavers that stay on the lot. The apron base still has to follow the water-table note if you are in that strip.

Does this page cover Woodhaven too?

No. Woodhaven is a separate association. This page is only Cypress Head, from documents that name Cypress Head.
